"How do I know if I need a survey?"

Every year, thousands of property buyers ask the same question. Why should I spend money on a home survey?

Almost everyone views their new home before they buy and many, faced with fresh paint and a myriad of distractions, will proceed believing their house is problem free. Often, the mortgage valuation carried out for their lender will support this theory. But there is a reason that a wide array of building surveys exist - it is because all buildings deteriorate over time and expensive defects can lurk beneath the surface, where only a trained professional can spot them.

Choose the RICS Condition Report if you’re buying, selling or living in a conventional house, flat or bungalow built from common building materials and in reasonable condition. It focuses purely on the condition of the property and uses a helpful ‘traffic light’ system to advise you of any issues. The report also contains a summary of the risks to the condition of the building, guarantees and planning and building-control issues for your legal advisers.
